How we worked it out
Updated as you change the numbers.
- Loan = $400,000.00 − 20% down = $320,000.00.
- Principal and interest = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1) with r = 6.5% ÷ 12 and n = 360: $2,022.62.
- Tax $366.67 + insurance $150.00 + PMI $0.00 + HOA $0.00 brings the monthly total to $2,539.28.
Method and assumptions
Principal and interest use the standard amortization formula for a fixed-rate loan with monthly payments. Property tax, insurance and PMI are spread evenly over 12 months, the way a lender’s escrow account collects them.
Extra principal is applied after each regular payment, which shortens the loan; the regular payment stays the same. PMI is shown for as long as the down payment is under 20%; in practice it can be removed once you reach 20% equity.
