Dubai rent increase calculator

The allowed increase depends on how far your current rent is below the average rent for similar units in the Dubai rental index. Look up your unit in the Dubai Land Department’s rental index and enter the average it shows, with the date you checked it.

The index changes; the result is only as current as this date.

How we worked it out

Updated as you change the numbers.

  1. Gap = (AED 80,000.00 − AED 60,000.00) ÷ AED 80,000.00 = 25%.
  2. Up to 10% below: no increase; 11–20%: 5%; 21–30%: 10%; 31–40%: 15%; more than 40%: 20%.

Method and assumptions

Article 1 of Dubai Decree No. 43 of 2013: no increase if the rent is less than 10% below the average market rent of similar units, 5% if it is 11% to 20% below, 10% if 21% to 30% below, 15% if 31% to 40% below and 20% if more than 40% below. The average market rent comes from the rental index approved by the Real Estate Regulatory Agency, now the Dubai Land Department’s Smart Rental Index.
