How we worked it out

Updated as you change the numbers.

  1. All-in cost: $198,000.00.
  2. Refinance: 75% of $260,000.00 = $195,000.00.
  3. Cash left: $198,000.00 + $4,000.00 − $195,000.00 = $7,000.00.
  4. Cash flow: rent − costs − $1,297.34 = $102.66 a month.

Method and assumptions

Cash left in the deal is the purchase, renovation and other costs plus refinance costs, less the new loan. The refinance payment uses the standard fixed-rate formula. Cash-on-cash return is yearly cash flow ÷ cash left in the deal.
